Every month in Tampa, good homes expire without an offer. In our experience it almost always comes down to three things: Pricing, Presentation, and Poor Condition.

1. Pricing

Most expired listings started at the wrong price. Not because the seller was greedy, but because the price was set on hope instead of data. We never open by asking a seller for their wish price. We listen first, to goals and timing, then we bring the data, line by line. And when the market speaks after the listing goes live, we listen then too, with price reviews built into the plan from day one.

2. Presentation

Buyers decide in seconds, and they decide from photos. A dark, cluttered, or phone-snapped listing gets scrolled past no matter what the price is. We put professional photography and video on every listing, paid up front by the seller directly to the vendor, because presentation is what gets buyers through the door.

3. Poor Condition

Some homes expire because the condition never got an honest read. Deferred maintenance outside usually means deferred maintenance inside. We walk every home with clear eyes and tell sellers the truth about what buyers will see, before the market tells them louder.

What this costs with us

We list at a flat 1% commission, with a $3,000 minimum. The seller pays the photo and video package up front, directly to the vendor, with no markup, and we credit $500 back at closing if the sale closes. Everything you need to sell. Nothing you don't.

If your listing is about to expire, or it already did, call or text us at 813-215-6466. We will bring the data and an honest plan, and the decision stays yours.
